Booking

Reservations, rates, and availability

How do I check availability?

Use the Check Availability button on the site to search live dates across The Overlook, The Grove, and The Creekside. Availability, rates, fees, minimum stays, and booking rules are powered by OwnerRez.

Do you allow instant booking?

Yes. The homes are set up for instant booking through OwnerRez, subject to live availability, minimum-stay rules, booking rules, and required guest information.

What are your minimum stays?

Most stays have a 2-night minimum. Select holidays, peak seasons, App State weekends, and high-demand dates may require longer stays. The booking calendar will show the current rule for your dates.

What fees and taxes should I expect?

Cleaning fees, pet fees if applicable, taxes, and any required holds are shown during the booking process before you confirm your stay.

For direct bookings, applicable taxes include North Carolina state tax, Watauga County tax, and Watauga County room occupancy tax.

What is your cancellation policy?

Cancellations made more than 30 days before arrival receive a 100% refund. Cancellations made more than 7 days before arrival receive a 50% refund. Cancellations within 7 days of arrival are no longer refundable.

Do you recommend travel insurance?

Yes. Because weather, illness, travel delays, and schedule changes can happen, we encourage guests to consider travel insurance for added protection.

Is there a security deposit?

Yes. We hold a $300 security deposit until 7 days after guest departure, assuming there are no issues.

Check-in, check-out, and access

What time is check-in?

Check-in is 4:00 PM Eastern.

What time is check-out?

Check-out is 10:00 AM Eastern.

How do guests access the homes?

Guests receive arrival instructions before their stay. The homes use keyless entry, and details are provided through the guest communication flow.

Do I need 4WD in winter?

Winter mountain conditions can change quickly. During significant snow or ice, 4WD and/or snow chains may be needed, especially for The Overlook and The Grove. The Grove has a steeper final approach. The Creekside generally has the most straightforward winter access of the three homes, but guests should still be prepared for mountain weather.

Are the homes easy to access for guests with mobility limitations?

The homes are mountain A-frames and include steps, stairs, decks, and sloped outdoor areas. They may not be ideal for every mobility need. Please contact us before booking if accessibility is a concern, and we can help you choose the best fit.

Dogs

Pet-friendly stays

Are dogs allowed?

Yes. All three homes are dog-friendly.

How many dogs can we bring?

Guests may bring up to four dogs.

What is the pet fee?

The pet fee is a one-time $100 fee.

Are there dog-friendly things to do nearby?

Yes. The Boone and Valle Crucis area has dog-friendly trails, outdoor spaces, and seasonal patio options. We will continue building out local recommendations on the Explore the High Country page.

Amenities

Hot tubs, EV charging, kitchens, and comfort

Do all homes have hot tubs?

Yes. Each home has a private hot tub.

Do all homes have fire pits?

Yes. Each home has an outdoor fire pit area.

Do all homes have EV chargers?

Yes. Each home has a Level 2 EV charger.

The chargers are 240V / 40A with 24-foot cables and J1772 / Type 1 plugs.

Are the kitchens fully stocked?

Yes. The homes are designed for real stays, with cooking-friendly kitchens, gas ranges and ovens, and the essentials for family meals, longer weekends, and gathering around the table.

Are linens and towels provided?

Yes. Linens and towels are provided.

Is high-speed WiFi available?

Yes. High-speed WiFi is available at all three homes.

Do the homes have live TV or streaming?

Yes. Each home includes YouTube TV for live TV, and the smart TVs support guest logins for major streaming apps.

What makes The Overlook different?

The Overlook is the flagship double A-frame. It has the largest layout, mountain views, generous gathering spaces, and a unique dining-room water feature between the two A-frames.

What makes The Grove different?

The Grove is the quiet wooded retreat. It has the most tucked-away feel, with a forested setting, reading nook, hanging fireplace, private hot tub, and slower-stay personality.

What makes The Creekside different?

The Creekside is bright, playful, and set between two mountain creeks. It has mid-century style, shuffleboard, outdoor dining, and an easygoing family-and-friends feel.

Groups

Families and multi-home stays

Can we rent more than one home?

Yes. Because the homes sit together at Blue Morning, renting multiple homes can work well for extended families, multi-household trips, App State weekends, ski trips, and groups who want to stay near each other without sharing one roof. Each home feels private and has its own setting, but guests can stay near one another and walk between homes in roughly five minutes, depending on route and weather.

Which home is best for larger groups?

The Overlook is usually the best starting point for larger groups because it has the largest layout, the most gathering space, and four bedrooms.

Which home is best for quieter stays?

The Grove is the most tucked-away and wooded of the three homes, making it the best fit for guests who want a quieter, more private stay.

Which home is best for families with kids?

All three homes work well for families. The Overlook is best for larger family groups, The Grove is best for quieter wooded stays, and The Creekside is especially good for bright, playful trips with games and easy gathering space.
